Roof Repairs You Can Count On
Finding a leak in your home is stressful and most people assume the worst right away, but a lot of the roof repair calls we go out on end up being something pretty small. If it’s just one spot that’s worn out or a couple loose shingles then a repair should be all you need. And we’ll always tell you that instead of selling you a whole new one.
Semper Fi Roofing & Exteriors was started over 20 years ago by two Marines and we still run the business the same way they did. Our repairs are backed by a lifetime workmanship warranty, estimates are free and we even have weekend appointments for those who can’t get away during the week. Where Most Leaks Come From
The most common place for leaks to happen is around your chimney because of the metal flashing that seals it. Over time that flashing bends or rusts out and it can’t be fixed with caulking even though a lot of folks try it. Vent pipes come in right behind that since there’s a rubber boot around each one that cracks after a few years of sun.
Other common ones we see are shingles that got blown loose in a windstorm, skylights that started leaking around the edges and ice dams in the wintertime that force water up under the shingles. Most of these repairs can be done in 1-2 hours and don’t involve the rest of the roof at all.
Finding the Real Source
Roof leaks are most often identified by water spots on the ceiling but the source of the leak isn’t always in the same place. Water will come in at one access point then travel along the wood before dripping somewhere else.
When we come out to look for your roof leak we always follow the water back to the source. Most roofers will just patch above the stain and call it a day, only for the leak to come back shortly afterward. Taking the extra time to find the source is how we make sure you’re not calling anyone back about the same problem.
Dealing With an Active Leak
If water is dripping into your home right now there are a few things you can do until we get there. We recommend moving valuables out of the way and setting a bucket under the drip. If the ceiling does start to sag or bubble from water buildup, poke a small hole in the middle of it to let the water drain out and keep it from spreading. Then give us a call and we’ll get someone out there to cover it up until it can be repaired.
Will New Shingles Match?
If your roof was put on in the last few years there’s a good chance we can find the exact same shingle so the repair blends in. With older roofs it can be harder since shingles fade in the sun and some styles get discontinued, but we’ll get as close as possible and let you see it before we install anything. You can find out more on our shingle repair page.
Knowing When to Replace Instead
We’re always going to recommend a repair if it makes sense for your roof. But if your shingles are curling up all over and new leaks keep appearing after fixing the previous one, you’ll end up spending more on patches than what a new roof costs. That’s when we’ll recommend a roof replacement as the better option for service. But if it’s just one area that’s in bad shape, we can also redo that section by itself with shingle replacement.
Storm Damage Repairs
If your roof got damaged in a hail storm or by high winds, your homeowners insurance may help cover the cost of the repair. You’ll want to contact your insurance company first to see what’s covered, and then we can come out and get photos and notes on all the damage to send over to your adjuster. Roof Repair FAQs
Do you do roof repairs in the winter?
We do. Some repairs are easier to do once it warms up but if your roof is leaking we’re not going to make you wait until spring to get it fixed.
How long does a roof repair last?
If it’s done right a repair should last as long as the rest of your roof does. On an older roof other areas might start to wear out over time, and we’ll let you know if we see anything like that while we’re up there.
What does a roof repair cost?
That depends on what needs fixing and how easy it is to get to. Replacing a few shingles costs a lot less than redoing the flashing on a chimney for example, but you’ll get the price upfront before any work gets done.
